1. Firstly we arrange a no obligation consultation so we can discuss your exact requirements regarding where you want to live, style and size of house you would like to live in. This will be a detailed study of what you may have already seen, the exact location down to specific roads as well as condition and everything else we feel to be important to the search.
2. Familiarisation tours can be arranged if you do not know the area you are moving in to or just need to get a feel of locations and where the local amenities are. We would normally accompany these and arrange the transport as well as organise the intinerary.
3. We will then carry out a research programme where we will collate details to fit your criteria. Drive by reports, internal inspections and/or assesments will be made on your behalf. If by this stage you haven't internally viewed the properties you like we will then arrange to see them with you or organise you to see them independently. This service will continue for a period of six months or until you are satisfied with a potential purchase. Will offer our opinion on general condition, structure and can give you estimates for any potential work that may be required or advise you on any changes you may want to make.
4. Once you've decided on the one you want we will then instigate and conclude negotiations. All the time trying to achieve the best price and circumstances to suit you. Our software can show us exactly how long property has been on the market, who with and the last time a sale was agreed even if it didn't complete. Information such as this we have found invaluable when negotiating the best prices. We also research sold prices within the area, look at market trends and see other comparable properties on the market.
5. When the sale has been agreed we will be your sole contact whilst monitoring the sale, including speaking to the agents, solicitors and brokers, right up to legal completion. This is always a very time consuming and difficult process and dealing with so many people involved can be virtually impossible for the inexperienced. We make this whole process a breeze making sure you know exactly what you need to do, when and more importantly what other people in the chain should be doing. This management of the sale will continue for you until you have the keys in your hand and you are opening the front door to your new home.
